  • Properties that under-achieve in terms of the Lease Performance. These properties provide significant opportunities for generating cash flow through Lease Risk management.
  • Properties that have some level of environmental impact from past industrial use. These lands (called Brownfield Sites) can be acquired at a steep discount with a significant upside once they have been cleaned up.

Environmental Characteristics
As a general statement, Trisan reviews sites impacted by historic industrial land use on a case-by-case basis. We have developed a specific process designed to manage the risk associated acquiring sites with known or suspected environmental impacts. While we are open to reviewing a wide range of propertie, in many cases, Trisan will not proceed with acquiring such properties unless there is a valid economic basis for redevelopment.

Redevelopment Characteristics
Trisan looks for properties with a strong redevelopment potential. The company identifies dysfunctional sites in areas showing a strong propensity for urban renewal. The company also conducts an analysis of the market area to determine if local conditions are suited to a successful commercial or residential redevelopment. This includes identification of the potential contributions from the presence of existing new developments in the area, local corporate and business presence, government and the community at large.

Trisan develops a model that considers the financial and over-all suitability of the lands for redevelopment. The company develops a draft Strategic Plan and Business Plan incorporating the sequencing and timing of activities, the roles of participants and stakeholders, identification of the required resources, determination of remediation and development costs and budgets and identification of sources of financing.
